We offer Commercial Walk-Through Surveys and Property Condition Reports for properties up to 100,000 sq. ft. using the InterNACHI standards in conjunction with  ASTM section 8 Standards of Practice.

FAQs

Q. What does a Walk-Through Survey and Property Condition Report consist of?



A. The walk-through survey is a visual observation of the property to obtain information on the material systems and components to provide a brief description by identifying physical deficiencies that are easily visible and readily accessible. Photographs will accompany the Property Condition Report (PCR).


Q. How long does a walk-through survey and property condition report take?


A. The time that the walk-through survey and property condition report take will be dependent on the square footage and type of property, ranging from 4 hours up to 6 hours, including 3 hours for the PCR.  


Q. Can a client be present for the walk-through survey?


A. We strongly encourage you to attend the walk-through survey, but it is not absolutely necessary that you attend. However, the walk-through survey is a chance to gain knowledge  about your prospective new property.  During the walk-through survey, we will identify and discuss areas of concern, and advise you on potential courses of action if they are necessary.


Q. What about the Property Condition Report (PCR)?


A. You will be provided a computer-generated report that will be available from an online server via a link sent by email, usually within 48 hours.

A.  $125.00 per hour; please contact us for an estimate, which will include 2 hours for compiling the Property Condition Report.

A signed Commercial Walk-Through Agreement  is due prior to the walk-through, submitted via email. You can find this below. 


I have also included a copy of the Standards of Practice for you to review so you know what is covered and what is not covered. You can find this below.


Payment for services is due at the conclusion of the walk-through survey and can be paid by credit card, exact cash, money order, or check.
